Commercial and retail leases

Are you the owner of commercial or retail premises? We can assist with the preparation of a lease and take care of the requirements for its registration, if required. We also take care of transfers of leases, lease renewals/options and lease terminations.

If you are considering leasing commercial or retail premises, you should firstly have the lease reviewed by a lawyer. We will provide advice on the terms of the lease and recommend whether any amendments to the lease should be sought.

Preparation of by-laws

If you own a unit and you would like to undertake renovations, say to update the kitchen or bathroom, your Owners Corporation will require you to arrange for a special by-law to be drafted for the renovation works. The special by-law is usually accompanied by the builder’s quotation or scope of works then presented to the strata committee for approval at the next owner’s corporation meeting. Depending on when the next meeting is scheduled, an extraordinary meeting may need to be specifically arranged to approve your renovation works.

We can assist with the drafting of the required special by-law and all related documents for approval. Once approved, we can arrange for the consolidation of the by-laws (ie. inclusion of your by-law into the current set of by-laws) and registration at Land Registry Services.
